Switching property managers?

A careful handoff, not a rushed one.

Changing managers means reviewing your current agreement's notice terms, collecting the lease and deposit records, and introducing VRG to your residents. Timing depends on your existing agreement and how quickly records are transferred. We'll map it out with you rather than promise a date.

Owner-readiness checklist

  • Condition

Working systems, smoke and CO detectors, and no known safety issues.

  • Existing tenancy records

Current lease, deposit records, rent history, and any notices, if the home is occupied.

  • Insurance

A landlord or dwelling policy appropriate for a rental.

  • Ownership authority

Everyone on title (or authorized signers for an LLC or trust) can sign the management agreement.

  • Requirements unique to your property

HOA rules, permits, wells or septic, or other items unique to your home.

This checklist is a general starting point, not a legal determination for your property. Ask a qualified professional about requirements specific to your situation.
