Switching Property Managers in the Tri Cities
What to review, what to collect, and what to ask when you move a Tri Cities rental from one management company to another.

Changing property managers is common, and it does not have to disrupt your residents. The key is planning the handover so nothing gets lost.
Start with your current agreement
Read your existing management agreement before you give notice. Look for:
- The notice period required to end the agreement
- Any cancellation fee
- Fees tied to residents the current company placed
- What the company is required to hand over when management ends
If anything is unclear, ask the current company in writing, or talk with an attorney about your specific agreement.
Make a list of what to collect
- Current leases, renewals, and addenda for every resident
- Deposit amounts and records of how they are held
- Move in condition reports and photos
- Rent ledgers and any balances owed
- Recent maintenance history and vendor contacts
- Keys, remotes, and access codes
- Any open repair requests or resident concerns
Plan the timing
Pick a handover date and work backward. Allow time for records to be transferred and reviewed, and for the new manager to set up rent collection before the next rent due date.
Keep residents informed
Residents should hear about the change clearly and in writing, with the date, the new contact, and how to pay rent and request maintenance going forward. A smooth handover protects the relationship with residents who are already in the home.

- How will you review existing leases and deposit records?
- How will you introduce yourselves to residents?
- How do you handle a record that is missing or incomplete?
